ADVERTISE AND MARKET YOUR PROPERTY

  • Your Property will be listed on multiple online Real Estate websites including but not limited to Arizona Regional Multiple Listing Service (ARMLS), Craigslist, Rentals.com, Zillow, Hotpad and Truila.  Multiple professional photos/videos and detailed information will draw attention from Prospective Tenants and the Realtor Community.
  • Professional signage will alert drive by traffic as to the availability of your Property.

HANDLE THE LEASING PROCESS

  • Thorough Screening of Prospective Tenants, including extensive Background Check, Criminal Record, and Credit Report.  Prior Rental History and Employment Background will be verified.
  • Negotiate and Execute all terms of Lease between Owner, Tenants, and representing Realtors.

COORDINATE AND OVERSEE REPAIRS AND MAINTENANCE

  • All Maintenance Requests can be facilitated through the RPI Online Portal or by phone.
  • RPI has reliable and affordable Vendors that can be trusted to get the job done within a timely manner.  All Maintenance Invoices are scrutinized and all repairs are inspected to assure Owners' satisfaction.

COORDINATE AND OVERSEE MOVE-INS, LEASE RENEWALS AND UNIT TURNOVERS

  • Written Interior and Exterior Inspections will be performed at Move-In and upon Move-Out, noting all discrepencies and damages.
  • Property will be professionally cleaned inside and out before marketing to new Prospective Tenants.
  • Lease Renewals will be Negotiated and Executed upon Owners' approval.

MAINTAIN ONLINE TRANSACTION HISTORY AND OPEN LINES OF COMMUNICATION THROUGH WEBSITE PORTAL

  • RPI Industry leading software allows 24/7 access to Owner/Tenant specific Monthly Reports and Documents.
  • Tenants have ability to pay online creating a seamless transaction and quicker Owner Disbursements.
  • Total transparency and user friendly access to Owner Statements creates peace of mind.

COLLECT AND DISBURSE RENTS TO OWNERS ON A TIMELY BASIS

  • Net Rent will be sent to Owners' Bank Account on or before the 15th of each Month either through Electronic Fund Transfers (EFT's - ACH) or US Mail.
  • Provide Monthly Owner Statements with detailed accounting of all Income and Expenses.
  • 1099's will be e-filed with copies sent to Owners.
  • Budgets for Rental Properties will be provided upon Owners' request.  An additional fee will be charged for Accounting and Set Up.

PROVIDE SHORT AND LONG TERM PROPERTY MANAGEMENT CONSULTATIONS AS WELL AS ADVISE ON MARKET CONDITIONS AND RENTAL INCREASES

CONTACT TENANTS DIRECTLY UPON ANY DELINQUENCY AND SEND 5 DAY NOTICES WHEN NECESSARY

COORDINATE AND PROCESS ANY AND ALL EVICTIONS PER STATE LAW WITH APPROVAL OF PROPERTY OWNER

  • Filing Fees, Court Costs, and Attorney Fees are additional expenses.  RPI charges $350.00 for time and services related to Eviction.

COMPETITIVE MANAGEMENT FEES

  • 10% of the Monthly Gross Rent plus appilcable Gross Receipts Tax.
  • Lease Commission 8% if a Co-Broke is paid. (4% RPI, 4% Co-Broke) If RPI procures Tenant w/o Co-Broke Lease Commission is 6%.
  • One time Non Refundable Administrative Fee of $200.00 to set up your Property with the Media and Computer Programs.
  • $200 Reserve Fund (per property) will be held in your account (RPI Operational Trust Account) for repairs & maintenance
  • Privilege Tax License (rental sales tax) applied for at the City in which your rental is located $10 to $50 annual Fee.
  • Additional Fees ranging from $100 - $125 may apply for advertising on Rentals.com or other websites requested by the owner. 
  • Notification of Arizona Residential Rental Property to County Assessor $10.00.
