QUESTION: Do you charge an application fee, and if so, how much?
Answer: Yes, We charge $60.00 per adult over 18 years of age.
QUESTION: What criteria do you use to qualify an applicant?
Answer: We consider these factors when reviewing an application for tenancy:
- One on one interview at property between RPI and Prospective Tenant.
- Information on application, e.g., Past and Present Employment, Debt to Income Ratio, Prior Rental History
- Results from Background Check
- Credit Report/Prior Bankruptcies
- Verification of Prior Rental History
- Verification of NO Judgments from Prior Property Management Companies or Landlords
All properties are offered subject to the Federal Fair Housing Act which makes it illegal to advertise any preference, limitation, or discrimination based on race, color, religion, sex, country of national origin, handicap, or familial status.
QUESTION: How long does it take to process my application?
Answer: It takes approximately 48-72 working hours for final approval. We will continue to offer the property for rent until confirmation of final approval between RPI and Prospective Tenant, and an Executed Lease is signed.
QUESTION: What condition will the property be rented in?
Answer: The property will be professionally cleaned inside and out and all necessary maintenance items as defined by Management will be completed. Any other agreements as to changes to the property will be agreed upon in writing and will be part of the Executed Lease.
QUESTION: Are pets allowed?
Answer: Birds and fish are allowed. Cats and dogs are upon approval with a Non- Refundable Pet Fee (From $150 to $500).
QUESTION: What is the Term of the Lease?
Answer: All properties are rented for a minimum term of 1 Year, unless otherwise specified on the Executed Lease.
QUESTION: What Fees are Non-Refundable?
Answer: There will be a Non-Refundable Redecoration/ Cleaning Fee, and Non-Refundable Pet Fee (provided a pet has been approved).
QUESTION: Is there a Security Deposit? If so, how much is it and will it be refundable?
Answer: Yes, the Security Deposit is usually equal to 1 Month's Rent, and under special circumstances can be increased, but by State Law cannot exceed (AZ 1 1/2 - CA 2 unfurnished) times the Monthly Rental Amount. It is Fully Refundable, less any deductions for damages beyond Normal Wear and Tear.
QUESTION: Are there any Taxes that will be added to my Monthly Rent?
Answer: Yes, the percentage of Rental Tax will vary depending on the municipality where the property is located.
